Feasibility Studies

The first analysis that needs to be done is project risk analysis. This analysis determines how much variability exists within each phase of the project. This report tells investors if there is a need for more information, and the value of obtaining more accurate information. That is to say, how much work still needs to be done before the project can successfully be presented to a lending institution?

Once the project costs have been accurately determined, then a Market Based Feasibility Study is done to define the projects probable cash flows. This information is vital for potential investors and lenders. We define the product, a statistical analysis of the prevailing market prices, the local economy for the project, and as well as a plan for promoting and selling the project. Finally the competition is analyzed and pro-forma cost structures, income statements and balance sheets are detailed. Projects are developed until they meet a 90% confidence level, 9:1 odds of success.

 

Loan Presentations

Market Based Feasibility Studies are combined with lenders ratio analysis and supporting real estate documents provided by the realtor or appraiser to create a complete package which is then presented to lending institutions; such as banks, federal government agencies such as HUD, state lending institutions, offshore bankers, or insurance companies. Private Offerings

In order to raise capital and diversify a portfolio, it is often advantageous for investors to use limited partnerships, which are know as syndication’s or private offerings. Typically a private offering will have a maximum of 30 investors who serve as limited partners with one or more general partners who manage the project. John Beasley Construction Company LLC will serve as a limited partner, providing financial and construction expertise or as a general partner providing project management.

 

Equity Participation
